1. Introduction

Welcome to Ria’s Apartment. By accessing our website and making a booking, you agree to comply with and be bound by the following Terms & Conditions. If you disagree with any part of these terms, please do not proceed with a reservation.

2. Bookings & Payments

Rates: Accommodation rates vary depending on the season and are displayed on our website. We reserve the right to adjust prices at any time before a booking is confirmed.

Payment Method: All payments are securely processed through the certified Stripe payment gateway. We accept major credit and debit cards.

Confirmation: A booking is considered official and confirmed only after the successful completion of the payment and the receipt of our confirmation email.

3. Cancellation & Refund Policy

The cancellation and refund policy depends strictly on the specific rate plan selected by the guest at the time of booking:

Standard Rate: Free cancellation is permitted up to 30 days prior to the scheduled check-in date. Cancellations made within 30 days of arrival, or non-shows, are strictly non-refundable.

Non-Refundable Rate: Free cancellation is not allowed. The total amount of the reservation is fully non-refundable from the moment the booking is confirmed, regardless of when a cancellation occurs.

Weekly Rate: This rate requires a minimum stay of 7 nights. Free cancellation is not allowed, and the reservation is strictly non-refundable.

4. Check-in & Check-out

Check-in: From 15:00 onwards.

Check-out: By 11:00 at the latest.

Requests for early check-in or late check-out are subject to availability and must be requested in advance.

5. House Rules & Guest Responsibilities

Maximum Occupancy: The total number of guests staying at Ria's Apartment must not exceed the capacity stated during the booking process.

Property Use: Guests are required to respect the property, its furniture, amenities, and high-end equipment across all indoor and outdoor areas.

Outdoor & Pool Area: The pool, luxury outdoor living spaces, BBQ, and bar area must be used with care. Diving is strictly prohibited for safety reasons. Children must be supervised by an adult at all times around the pool area.

Quiet Hours: Guests must respect the local quiet hours (Summer: 15:00 - 17:30 and 23:00 - 07:00 / Winter: 15:30 - 17:30 and 22:00 - 07:30). Parties or events are strictly prohibited unless explicitly agreed upon in writing.

6. Damages and Liability

Guest Liability: Guests are held financially responsible for any damages, breakages, or losses caused to the property, its amenities, or its structural features, including the courtyard tiles and indoor facilities, during their stay.

Property Liability: Ria’s Apartment is not responsible for any personal injuries, accidents, or illnesses that occur on the premises. Furthermore, we are not liable for the loss or theft of any personal belongings or valuable items left unattended.

7. Smoking & Pets Policy

Smoking: Smoking is strictly prohibited inside the apartment. It is permitted only in outdoor areas (courtyard, pool area), provided that guests use the designated ashtrays.

Pets: Pets are not allowed on the premises unless explicitly agreed upon in writing prior to booking.

8. Force Majeure & Utility Disruptions

Ria’s Apartment cannot be held liable for temporary disruptions or failures in local utility services (such as electricity, water supply, or external internet/satellite network outages) caused by extreme weather conditions, maintenance by public providers, or any other events of force majeure beyond our control.

9. Governing Law

These Terms & Conditions are governed by and construed in accordance with the laws of Greece. Any disputes arising from the use of this website or a booking shall be subject to the exclusive jurisdiction of the competent courts of Lasithi, Crete.
